Success as a realtor requires the proper recipe. In that regard, Bob Walter is a Michelin star chef. His recipe consists of the resources provided by Coldwell Banker, the wisdom gained with experience and the dedication/work ethic designed to obtain the best outcomes for his clients. As icing on the cake, Bob is a genuinely good guy.

Bob recently acted as our realtor in the sale of a home that we lived in for 23 years raising our family and in the purchase of our dream retirement home. This was a process which lasted approximately two years from concept to reality.

Every time a possible home meeting our criteria came on the market, Bob followed through with the seller’s agent obtaining valuable information and he personally walked us through those properties we chose to look at. Despite our pickiness and rejection of several properties, Bob’s commitment to us never wavered and he remained optimistic, convincing us that we would ultimately find our dream home and not give up on ourselves or our vision for our future.

Finally, that home was located and then Bob’s value really became apparent. He communicated with the seller’s agent and conducted back-and-forth negotiations which resulted in a purchase agreement, the terms of which we would have never reached without Bob. Yet, Bob’s efforts did not stop there. His relationships with contractors and other trained professionals who reinspected the property despite reassuring inspectors reports by the seller provided added information and peace of mind which were incorporated into our negotiations.

We then executed a contract for the purchase of a beautiful home perched on a hilltop with views stretching more than 80 miles, but we still had to sell our existing home quickly to make this dream a reality.

Based on Bob’s wisdom, advice, pricing strategies and contacts in the industry, we were able to sell our home the day it went on the market for over asking price with a truly short escrow, a well-qualified buyer, and a very favorable short-term rent back to us.

In these days of a changing real estate landscape with pending changes in the way real estate professionals will be compensated, the tools of the trade which allow professionals like Bob to create his magical recipes are being challenged.

My wife and I genuinely believe in the age-old adage that you get what you pay for. In our transactions, on both sides of the deal, the buyers’ and sellers’ agents truly earned their commissions. If I had to do it over again, I believe that cutting corners to try to save on the commissions paid would have been more costly to us in the long run.

We will be forever grateful that Bob was in our corner cooking up the recipe for our continued happiness.

Today I became an owner of a very special home.  Other than a vacation home in Oregon, I haven’t owned a home in over 25 years. I was really stressed out as to how to handle the search, how to make offers, how to go through all the inspections and appraisal and finally signing on the dotted line to make my purchase.

I want to thank you for making the process as painless as possible. You are a professional man and took care of me with sensitivity and knowledge, while also preparing me for each step along the way. I always felt like I knew what was happening and why. You were always responsive to any question I had, whether it was through telephone, text or email. Last Spring, we needed a real estate agent to sell our house and purchase a new home for our family.  After meeting with Bob Walter with Coldwell Banker, we knew we had found the right person to handle the transactions.

Bob listened carefully to all our requests, he was extremely enthusiastic and ambitious, he moved quickly to accomplish all the big and little details, and he was always upfront and honest about every detail.  We never questioned whether Bob had our best interests as his top priority, because it was always obvious.

Bob did his homework and priced our house competitively.  He also used resources within Coldwell Banker, such as consulting with agents he respected, and confirming with others that our house was priced correctly.  Bob used every avenue available to advertise our home so it would have wide exposure.  The flyers he designed (with a little help from his daughter) looked great and he kept them stocked in front of the house.

Bob held an open house quickly (which ultimately resulted in the sale of our home).  Within one month, we had a good offer on our house and it sold within the price range we needed.

Our experience with Bob in the purchase of our new home was also very pleasurable.  Because he listened to our conditions, he did not waste our time looking at properties that were not of interest to us.  He did a lot of research and found properties in our preferred neighborhoods.  He made plenty of time to take us to view homes, and was very patient when we asked him to look into other properties that perhaps he already knew were not ideal.  Bob fostered positive relationships with other agents and home owners and again, was always positive and enthusiastic.

Finding the home we ultimately bought was completely of Bob’s doing and is a testament to his hard work and ambition.  He scoured our preferred neighborhood and landed upon a home that was in the process of being completely remodeled.  He arranged for us to see the home that afternoon, despite the owner’s reluctance to show an unfinished home.  We were able to make an offer on the house before it went on the market at which time there would have been a lot of competitive offers.  We love our new home, which met all our criteria and then some. 

Without a single hesitation, if we ever buy or sell another home, we would first look to Bob to represent us and handle the transaction.  He is extremely knowledgeable, dependable, honest, and makes an excellent agent.  We highly recommend him.
